Direct bookings vs platform fees: how much do you really save?

Direct bookings vs platform fees: how much do you really save?

A 6-month room let at €635 a month carries €304.80 in landlord commission at HousingAnywhere's standard 8% and €590.55 at Airbnb's 15.5% host-only fee. Booked directly, with the first month paid by a standard EEA card at Stripe's published 1.5% + €0.25, the same booking costs €9.78 to collect. That is €295.02 to €580.77 kept per booking (Vivin's calculation), provided the direct channel actually brings the tenant.

This guide works through direct bookings vs platform fees with published, dated rates: what each booking saves, what a direct channel costs, when portals are still worth their fee and what share of bookings could realistically come direct. "Vivin's calculation" marks our own arithmetic on the cited rates, and anything unpublished is marked as such.

How much do direct bookings save per booking?

The same room, the same six months (€3,810 total contract value), booked through each platform or directly, with the direct booking's first rent paid by standard EEA card through Stripe (Vivin's calculation, VAT left out):

Channel and landlord rate Platform fee Direct: card fee Saved per direct booking
HousingAnywhere, 8% €304.80 + VAT €9.78 €295.02
Spotahome Standard, 8% €304.80 €9.78 €295.02
Spotahome Plus, 10% €381.00 €9.78 €371.22
Spotahome All-in, 15% €571.50 €9.78 €561.72
Airbnb single fee, 15.5% €590.55 €9.78 €531.87-€580.77
Booking.com, about 15% (reported by Houst, not confirmed by the platform) About €571.50 €9.78 About €561.72

Three notes keep the comparison honest. Airbnb collects every monthly instalment itself, while on a direct booking months two to six are yours to collect: €0 by bank transfer to your own IBAN, or €48.90 by standard card (5 × €9.78), hence the Airbnb range. A premium EEA card (2.8% + €0.25) costs €18.03 on the first rent, which lowers every saving by €8.25. And the tenant gains too: on HousingAnywhere they would also have paid a Tenant Protection fee of €175-€254 on this booking (HousingAnywhere, updated 31 July 2026). Across ten direct bookings a year, the saving is €2,950.20 to €5,807.70 (Vivin's calculation).

What does a direct booking channel cost?

A direct channel replaces a commission with costs you pay whether or not a booking arrives. Only the payment fees have published prices:

Cost What to budget Source
First rent by card 1.5% + €0.25 per standard EEA card (€9.78 on €635); 2.8% + €0.25 per premium EEA card (€18.03) Stripe pricing, read 23 Oct 2026
Card disputes €20 per dispute, plus €20 if you counter it Stripe pricing
Later monthly rents From €0 by SEPA credit transfer to your IBAN (bank fees aside) to €0.35 by SEPA Direct Debit via Stripe or €9.78 by standard card, per €635 rent Stripe; EUR-Lex
Website and booking software Vendor pricing; no independent benchmark is published Not published
Marketing and team time No reliable public benchmark for rentals; track your own cost per direct booking Not published

Because the fixed costs have no public benchmark, the useful number is the break-even. Every €1,000 a year spent on the direct channel is covered by 3.4 direct bookings that would otherwise have gone through an 8% portal, or by 1.7 that would otherwise have gone through Airbnb (Vivin's calculation, €1,000 ÷ €295.02 and ÷ €580.77). Divide your own yearly cost of website, software and marketing the same way.

When are rental platforms still worth their fees?

  • Reach abroad. International students and new arrivals search portals before they know any operator's name. HousingAnywhere counted 14.5 interested students per room and 27.1 per studio on its platform in August 2026 (Rent Index, 14 October 2026).
  • Trust for tenants who book unseen. HousingAnywhere's tenant fee is called Tenant Protection, and for a first-time tenant renting from another country that protection can decide the booking.
  • New units and empty dates. A building with no track record, or a room free next week, needs reach more than margin.
  • Short stays between contracts. Airbnb and Booking.com bring guests a monthly-rent website does not.

The risk is depending on one of them. In European hotels, Booking Holdings handles 68.8% of all online travel agency bookings (HOTREC, 2026), and Airbnb's 2026 switch from a 3% host fee to a 15.5% host-only fee shows how far one platform's decision can move your costs.

What share of bookings can realistically come direct?

No published benchmark measures direct booking share for coliving, student housing or mid-term rentals. The closest reference point is hotel data, so read it as context, not a target:

Hotel benchmark Value Source
Direct share of hotel bookings, Europe 51.3% direct, 29.9% online travel agencies (2013: 57.6% and 19.7%) HOTREC & HES-SO, European Hotel Distribution Study 2026 (2025 data, 2,713 hotels)
Cancellation rate by channel Hotel website 9.1%, Booking.com 19.0%, Expedia 11.7% Same study
Direct bookings among top channels Top 3 in 90% of markets; top 2 in Portugal and Spain SiteMinder, Hotel Booking Trends 2026 (2025 data, 20 markets)

Two lessons carry over. Hotels keep about half of their bookings direct, but that share has fallen since 2013 while online travel agencies grew, so a direct channel is something you defend, not something you finish. And in this data direct bookings are cancelled less than half as often as Booking.com ones. As an illustrative estimate, an operator signing 40 six-month contracts a year at €635 keeps €1,180.08 for every 10 points of direct share won from 8% portals (Vivin's calculation). The realistic start is the bookings that already come from your own relationships: renewals, returning tenants and referrals.

How does Vivin's booking engine fit a direct channel?

Vivin's booking engine is a booking website for monthly stays in your own branding and on your own domain, set up with the Vivin team. Tenants search your rooms on a map with filters, open a page for each room, ask for a visit by video call or in person, and book online, paying the first month's rent by card through Stripe. Listings come from Vivin, and each direct booking lands in Vivin next to your portal, Airbnb and Booking.com bookings, so nothing is typed twice. See how a direct booking website works for coliving and student housing and online booking with the first month's rent by card.

How to start taking direct bookings

  1. Work out what each channel costs per contract, with the tables in our rental platform fees comparison.
  2. Start with the bookings you already own: renewals, returning tenants and referrals.
  3. Put your rooms on a booking website that takes the first month's rent online.
  4. Keep the portals for reach, and record the source of every booking.
  5. After six months, compare your cost per direct booking with the commission it replaced.

Frequently asked questions

How much do direct bookings save compared with HousingAnywhere or Airbnb?

On a 6-month room at €635 a month (€3,810 in total), HousingAnywhere's standard 8% landlord commission is €304.80 and Airbnb's 15.5% host-only fee is €590.55. A direct booking with the first month paid by standard EEA card through Stripe costs €9.78 in card fees, so it keeps €295.02 against HousingAnywhere and up to €580.77 against Airbnb (Vivin's calculation from rates published in October 2026).

Do direct bookings replace rental platforms?

Rarely. Portals bring reach, especially among tenants abroad, and protection for tenants who book unseen. Even European hotels, the best-documented case, take 51.3% of bookings direct and 29.9% through online travel agencies (HOTREC & HES-SO, 2025 data). Most operators run both: portals for reach, a direct channel for renewals, referrals and returning tenants.

What does it cost to take rent payments on a direct booking website?

The payment fee is the only cost with a published price. Through Stripe, a standard EEA card costs 1.5% + €0.25 (€9.78 on €635) and a premium EEA card 2.8% + €0.25 (€18.03), with €20 per card dispute. A SEPA credit transfer to your own IBAN costs only what your bank charges (Stripe pricing and EUR-Lex, read 23 October 2026).

Are direct bookings cancelled less often?

In hotels, yes: the European Hotel Distribution Study 2026 by HOTREC and HES-SO measured cancellation rates of 9.1% for bookings made on the hotel's own website, against 19.0% on Booking.com and 11.7% on Expedia. No comparable data is published for mid-term rentals, so treat it as a reference point rather than a forecast.

Every direct booking swaps a platform's commission for a card fee. Win them first from the tenants who already know you, and let the portals bring the ones who don't yet.
