Vivin vs Guesty: a Guesty alternative for mid-term rentals

Vivin vs Guesty: a Guesty alternative for mid-term rentals

Guesty describes itself as "AI powered vacation rental software built for growth", with official API connections to more than 60 channels. Coliving and mid-term operators run a different business: a five-bedroom flat let room by room means five tenancies, five contracts and five rent schedules - 60 monthly payments a year from one address. That is where software built around nightly reservations has to stretch.

Vivin is a Guesty alternative for mid-term rentals, coliving and student housing: each room booking carries its own contract, payment plan and virtual IBAN with automatic reconciliation, and the gaps between tenants can still be sold on Airbnb and Booking.com through an official API connection.

Vivin is our product, so every Guesty cell comes from Guesty's website and help center in October 2026. "Not stated publicly" means we found nothing there, not that the feature is missing.

Can Guesty rent a flat room by room?

Yes. Guesty's help center documents a "private room" listing type, multi-unit listings of identical rooms, and linked listings, so booking the whole flat blocks its rooms. A room is a listing that takes reservations; long stays get instalment rules and agreements.

Vivin starts from the tenancy instead: every booking on a room has its own contract, deposit, payment plan and virtual IBAN. Five housemates sign, pay, extend and leave on their own dates, and the flat's utility bills are split across the rooms occupied each night.

How does monthly rent collection compare?

According to Guesty's help center in October 2026, Guesty can "set up automated, recurring billing schedules for long-stay reservations of 28 nights or longer", charged by card weekly, bi-weekly or monthly. GuestyPay supports credit cards, and bank reconciliation is in beta, from an uploaded statement. SEPA Direct Debit and virtual IBANs are not stated publicly.

Vivin gives every booking a payment plan - monthly or in up to four instalments - and its own virtual IBAN; each transfer lands on its booking and is applied to open charges automatically. Tenants can also pay by card, MB WAY, Apple Pay or Google Pay, and the Finance Overview ages any debt. The limits: no SEPA Direct Debit, and euros only.

Does Guesty connect to HousingAnywhere, Uniplaces, Spotahome or Idealista?

For monthly stays, Guesty lists channels such as Blueground, Homelike, Stay and Staylonger (Australia only); Spotahome appears only through Rentals United, in a Spanish-language Guesty blog post. HousingAnywhere, Uniplaces and Idealista are not stated publicly.

Vivin feeds HousingAnywhere, Uniplaces and Spotahome, with bookings coming back by webhook or booking email, and sends Idealista an hourly file feed; other channels can use iCal. These are feeds, not the two-way API Vivin has with Airbnb and Booking.com. Portal costs are in our rental platform fees comparison.

What about contracts, shared bills and invoicing?

Guesty sends a rental agreement the guest signs electronically before arrival, and Guesty Pro adds agreements for midterm stays. Utility bill splitting is not stated publicly; for e-invoicing, Guesty documents Italy's SDI as a pilot through Invopop, with Portugal and Spain not stated publicly.

Vivin builds contracts from your Word templates; tenant, second tenant and guarantor sign in one portal flow, with a built-in simple e-signature, not a qualified one. The Utilities module reads each bill with AI, splits each day's cost among the rooms occupied that night and charges, after your approval, only what exceeds each booking's bills-included cap. Invoicing runs through Invoice Express or Hostkit (Portugal), A-Cube (Italian SdI) or NetSuite, with no Verifactu connector for Spain.

When is Guesty the better choice?

  • Short stays are most of your revenue - Guesty's 60+ API channels suit that business; Vivin's short-stay API covers only Airbnb and Booking.com, with no dynamic pricing engine.
  • You build on a marketplace or an open API - Guesty offers both; Vivin has no public REST API.
  • Your website must sell nights - Vivin's booking engine sells monthly stays.
  • Owner accounting is your core - Guesty documents revenue-share statements and premium Accounting.

When is Vivin the better choice?

  • Monthly rent is your core - rooms, studios or beds let for months, each with its own contract, guarantor and payment plan.
  • Tenants pay by transfer in euros and each payment should find its booking without a spreadsheet.
  • You list on HousingAnywhere, Uniplaces, Spotahome or Idealista.
  • You split utility bills or invoice in Portugal or Italy.

Running both: can Vivin sell short stays in the gaps?

Yes. Switch on Short term for a room, set its Price per night and Min stay (nights), and Vivin's Airbnb and Booking.com channel manager publishes them through an official API connection. Reservations come back with their amounts, and monthly bookings close those nights on both channels. As an illustrative estimate, a room left empty in July and August that sells 70% of those 62 nights at €90 earns about €3,900.

How do you switch from Guesty to Vivin?

  1. Book a demo with a few of your own properties.
  2. Set up properties, rooms and tenancies - Starter and Growth include free onboarding and a free trial.
  3. Upload your Word contract template and connect your invoicing provider.
  4. Connect Airbnb and Booking.com in Settings > Integrations and click Import bookings.
  5. Connect your mid-term portals and move tenants over at renewal or at once.

Frequently asked questions

Is Vivin a good alternative to Guesty for mid-term rentals?

Yes, if most of your revenue is monthly rent from rooms or flats: each room booking gets its own contract, payment plan and virtual IBAN with automatic reconciliation, and Vivin feeds the main European mid-term portals. If most revenue comes from nightly stays across many channels, Guesty is likely the better fit.

Does Guesty support monthly rent payments?

Yes, for stays of 28 nights or longer: according to Guesty's help center in October 2026, it can charge a card weekly, bi-weekly or monthly. SEPA Direct Debit and virtual IBANs are not stated publicly. Vivin uses a payment plan and a virtual IBAN per booking, plus cards and MB WAY, but offers no SEPA Direct Debit.

How much do Vivin and Guesty cost?

Vivin publishes prices in euros: €200 a month flat up to 25 listings (€150 billed annually), €8 per listing a month from 26 to 200 (€6 annually) and custom pricing above. According to Guesty's pricing page in October 2026, Guesty Lite starts at $9 per listing a month for 1-3 listings, Pro and Enterprise are quoted, with paid add-ons such as Guesty Pay.

Can ChatGPT or Claude connect to Vivin or Guesty?

Both have an MCP server, at different stages: Vivin's works with ChatGPT, Claude and Gemini, with each area set to Off, Read-only or Edit within the user's role, while Guesty documents a read-only MCP server in early beta for Claude Desktop, Cursor and VS Code.

Nightly stays at scale, or rooms let by the month? Guesty is built around the first, Vivin around the second.
