Vivin vs Hostify: a Hostify alternative for mid-term rentals

Vivin vs Hostify: a Hostify alternative for mid-term rentals

A coliving operator with 30 rooms on six-month stays collects 360 rents a year, signs about 60 contracts and splits every utility bill between housemates. That monthly cycle is where short-term and mid-term rental software part ways.

Vivin vs Hostify in short: Hostify is a PMS for Airbnb and vacation rental managers that also offers mid-term tools, such as HousingAnywhere and Uniplaces connections and monthly rent charges by card. Vivin is built for coliving, student housing and mid-term operators who rent rooms by the month: contracts e-signed with guarantors, a virtual IBAN per booking reconciled automatically, per-night utility splits and owner settlements. If most of your revenue is monthly rent, Vivin is the Hostify alternative to shortlist; if it is mostly nightly stays, Hostify is likely the better fit.

What is the difference between Vivin and Hostify?

Hostify calls itself a "Powerful PMS for Airbnb & Vacation Rental Managers" and has a page for mid- and long-term bookings. The mid-term pieces are real: a HousingAnywhere channel, a Uniplaces integration launched in June 2026, Wunderflats, Blueground and a booking website with a Long Term mode.

Vivin starts from the other end: every room has its own listing, tenants, contracts and payment plans, and the gaps between tenants are sold by the night through the Airbnb and Booking.com channel manager.

How do contracts and rent collection compare?

In Hostify, the rental agreement in the MrGG guest app "allows guests to review and accept the terms of their stay before check-in"; an electronic signature is not stated publicly. Monthly rent charges are collected by card through Stripe, PayPal and four other processors.

In Vivin, contracts come from your Word templates and are signed in the tenant portal, by a second tenant and a guarantor too, in the same flow or later; it is a simple electronic signature, not a qualified one. Rent runs on a monthly payment plan: tenants pay by card, MB WAY, Apple Pay or Google Pay, or by transfer to the booking's virtual IBAN (in euros), matched to their charges automatically. There is no SEPA direct debit.

Which is better for shared bills and owner statements?

Hostify's mid-term page mentions "fixed monthly prices for accommodation and utilities"; splitting actual bills is not stated publicly. Vivin does both: rent can include an amount of bills, the AI bill reader extracts each bill's data, and Vivin splits the cost per night across occupied rooms, charging only the excess once your team approves it. See AI utility billing for shared housing.

Illustrative example: one month of bills

A five-room flat's bills total €300 for 30 nights: €10 a night. Five rooms are occupied for 20 nights, then four for 10: €2.00 per room a night, then €2.50. A full-month tenant carries €65 and a tenant who left after 20 nights €40. With €50 of bills included per month, Vivin charges them €15 and €6.67 (the allowance is prorated to €33.33). With a fixed price, the operator absorbs or keeps the difference.

Both cover owners: Hostify with commission and VAT in owner contracts and a white-label owner portal, Vivin with owner settlements that apply commission and VAT per owner and issue your fee invoice.

How do channels, invoicing and AI compare?

For short stays, Hostify is the broader platform: its channel manager cites Airbnb and Booking.com partner status, and the site counts 400+ channels, some through Rentals United and SiteMinder. Vivin connects Airbnb and Booking.com through an official API connection, HousingAnywhere, Spotahome and Uniplaces through listing feeds, and Idealista through a file feed. Those feeds are not real-time two-way syncs, and Vrbo and Expedia have no direct connection. Portal costs: rental platform fees compared.

Hostify invoices in Portugal (AT, through Invopop) and Spain (Veri*Factu); Vivin in Portugal (Invoice Express, Hostkit) and Italy (A-Cube), without Veri*Factu. Hostify's AI Auto Pilot (beta) answers guests and escalates to your team. Vivin's WhatsApp assistant understands tenants' photos and voice notes and opens tickets; its MCP connection gives ChatGPT, Claude or Gemini read or edit access per area.

When is Hostify the better choice?

  • Most of your nights are short stays sold on many channels.
  • You invoice in Spain and need Veri*Factu now.
  • You list on Wunderflats or Blueground, which Hostify integrates and Vivin does not.
  • You want an open API with webhooks and Zapier.
  • You want one all-inclusive price per rental: from $20 down to $10 a month, in US dollars.

When is Vivin the better choice?

  • You rent rooms by the month and sell short stays only in the gaps.
  • Contracts need several signatures: tenant, second tenant and guarantor.
  • Tenants pay by bank transfer and you want each payment matched automatically.
  • You split real utility bills between housemates.
  • You publish on Spotahome or Idealista, or invoice in Italy.

How do you switch from Hostify to Vivin?

  1. Book a demo with one of your own properties.
  2. Create your listings (whole property, room or bed) and upload your Word contract template, with Second tenant and Guarantor if needed.
  3. Connect Airbnb and Booking.com with Full integration, click Import bookings, then add your portal feeds.
  4. Set up payment plans and virtual IBANs, and switch on Enable Owner Reports if you manage for owners.

Onboarding is free. See contracts, utility billing or the best mid-term rental software in 2026.
